The current owner grew up in Germany and has actively been farming (cattle & arable farming as well as forestry) in South-America for the past 15 years, first in Uruguay and now in Argentina. Due to the soon-to-be retirement the farm is to be sold.

The owner is willing to support and provide the buyer with his know-how and his network of local and partly German- and English-speaking contacts (lawyers, tax consultants, notaries and administrators). By request he can additionally accompany the early stages of the new owner.

Argentina is currently facing political change. The new pro-business government is supporting free markets and foreign investors. Argentina, especially Misiones, has a lot of catching up to do.

In Paraguay the same land is being dealt at 5 times the value and in Brazil even at 8 to 12 times.

The region Misiones is located in the North-East of Argentina and is distinguished for its very fertile soils and very high amount of precipitation.

The ESTANCIA 1 is one of the few big cattle farms in Misiones for sale, that is equipped with an entire infrastructure (including power). The farm is suited for livestock and arable farming as well as pine and yerba mate plantations. The region is distinguished for its very fertile soils and very high amount of precipitation. The potential of an increase in value for land in the region is very high at the moment. The same land is being dealt at 5 times the value in Paraguay and even at 8 to 12 times in Brazil. The neighbouring estate is owned by a German.

The farm is located directly next to the asphalted Highway 14, the most important connection between Buenos Aires and the North-East of Argentina. The next city is only 25 km away. The distance to the major cities & the falls of Iguazu is only 150 km. The farm is bordering directly onto Brazil, is close to a national park and holds a very high game population including: partridge, hare, rabbit, fox, lynx, different wild boar breeds, peccary/javelina, different small deer breeds, tapir, jaguar, cougar, etc.

The farm provides 2.018 ha of shaded pasture (1.700 ha Brizantha, 160 ha Brizantha-Tansania, 158 ha of Brizantha-Estrella). This grassland is split up into 63 plots with a total of 173 km of fences, which consist of at least 5 or 6 wires.

On top of that there are still about 1.500 ha of reserve land for future developments. The farmland has a size of 312 ha, of which at the moment 126 ha are planted as an intensive pasture (MG5 & Mulato). Furthermore there are 12 water reservoirs, 3 wells (each >200m) and a cistern (200.000 liter) available.

The pine plantation is 180 ha big (2011: 107 ha, 2014: 73 ha). Due to the rapid growth rates in the region the cultivation of pine and eucalyptus proves to be very interesting. After about 10 (eucalyptus) to 15 (pine) years the plants can be harvested. Additionally, the whole area was planted with grass (Jesuita Grande, Silvo Pastoril) and fenced.

Currently the farm is being run as a cattle enterprise. An official export license exists. The farm is equipped with all necessary facilities, which are in an excellent condition. The houses (residential house, foreman house with office, 2 employee houses) and other facilities are close to the highway. These include a big open shed (12 x 18 m) with concrete flooring, storage rooms and a workshop. Carports with 18 places for cars, machinery and the like are adjacent to the buildings. One of the cattle handling sites is close by as well.

The residential house is located close by on a hill and provides a stunning all-round view of the landscape all the way to Brazil. The house consists of 3 bedrooms, 3 bathrooms, 1 kitchen, 1 office, 1 big dining and living room and a sheltered roofed inner yard with a stone barbecue and seating for bigger groups. The whole building is surrounded by a roofed concrete veranda.

At the other end of the farm (ca. 15 km) there are two more sheds (12 x 18 m), a cattle handling site and another employee house.

The farm is located at 600 to 700 m about above sea level. The annual amount of precipitation is between 2.000 and 3.000 mm.
